So confused what to do?

I've commented before about our dilemma with our vendor.

She accepted an offer, all was going forward now she not sure what she is doing due to funding care for her mother and we are in total limbo.

We saw another house yesterday and going for a second viewing today, its a tad more expensive and needs a little updating but in a good area.

But what do we do? We are really still committed to buying property 1 if she decides to sell, she can not give us a time frame, although social services have all paper work and have visited her mother. But we have no idea how long it may take - we are unsure of her mothers condition or situation and our second worry is that she will pass away as we are progressing and she will decide not to sell again.

Property 2, is nice, no chain - I do not think it will stay on market long. It does need work, not to make is livable but more to modernise. Hopefully second viewing will confirm what we should do.

This house moving lark is so stressful, we do not want to make the wrong choice, we are adding up every option and weighing it all up....

What would you do? Does anyone have any adivce? suggestions? experiences?

    The answers staring at you, go for plan B and buy the no chain house, the first one sounds like a muckerbouter
  • Personally, I would ditch property 1 and go for property 2 (if you like it and can get it).

    We are in a very similar situation apart from the elderly mothrr bit. Had an offer accepted eventually on a house that we had made a lower offer on ages ago. But the vendors have only just started looking apparently and we have no idea at this stage when we would be likely to complete. As we have been looking since May we are quite jaded by the whole process now. There is a almost identical house in the same road which has just come on the market, we think we coukd get it for the same price but would need more updating etc. But it has a driveway and garage and each room is a little bigger. And it has no upward chain. We are going to view it tomorrow hopefully, and if it feels right and we can agree on an acceptable offer then we may withdraw our offer on the other one unless they can give us a good idea of timescale. Our buyer has already been waiting patiently for almost two months and we really want to get moving.
    At this stage I think chain free wins.

    Those reasons would be enough for me to try and get that one. I wouldn't even give your current vendor any more time as it's not really fair on your buyer as well as yourselves.

    We only put an 'acceptable' offer on the property on Wednesday but with the condition that they would need to give us an idea very quickly of when we would be likely to be able to move. Unfortunately the EA, I don't think, has communicated that properly as we are being told that they are looking. I think we just don't trust this vendor for some weird reason and are tempted by the chain free one.
    OP I think you should go for the chain free too. Think of what us best for you. If it suits you to wait for months, and then have to start searching again if the sale is withdrawn, then wait it out. We only offered as there was nothing else within budget coming on the market and prices were rising. We would prefer having the option of house 1 while we continued to look.

    Move quickly OP depending where you are and what the market is like. I just drove past property 2 for us that we were hoping to see tomorrow as it just appeared on the market yesterday. Spoke to the vendor who was standing outside and it has already sold!!!

  • Thank you all for your time in replying.

    We went again today and we like it. The sticking point is transport links for my husband as he is unable to drive and seems the bus routes in our city are not that good.

    I think property 2 boasts so much more, its going to cost a few £ to get it up to 2014 standards!

    Hopefully we can make a decision x
