Help!!! Landlord wants us to sign a new contact halfway through tenancy agreement?!

If it was me planning to move at the end of tenancy, and because it's the LL that needs the new tenancy agreement I'd offer to sign a new agreement on the same terms and end date as the existing one with slightly reduced rent and co-operation re potential sale viewings.0

Your LL cannot make his problem your problem.
You have no problem. You have a legal tenancy that you're happy with.
His problem is he wants to jiggle his money about, no doubt to make more money.
His problem cannot become your problem.
Do what you can to ease his problem if you can/wish to, but don't feel forced into signing anything you don't like for any reason.0 -
It seems to me that the estate agents have perhaps updated their tenancy agreements since you signed yours over a year ago. Many of the clauses seem similar to ones I had in a previous rental contract. The one about dealing with pests and infestations, for example. I dont think there is anything personal in that. Some rental contracts seem to cover almost any eventuality now (very much in the LL's interest.)
That is a problem for the new tenants, not you. As others have said you do not need to sign a new agreement unless on terms favourable and acceptable to yourself.
Renting can be a bad experience if you have a busybody LL or an impersonal one who deals through a difficult agent. My own LL is excellent. He leaves us alone and unless we have a pressing problem we leave him alone. Sometimes we dont see or hear from him for many months. I have experienced the former and very much prefer the latter.0 -

This is a hard one to figure out. You say you had no problems what so ever and yet later you say you had consistent arguments with the LL who would enter the flat in your absence and served a notice to quit. It is also hard to figure out why the mortgage company are concerned about a two year contract which only has eight months to run.
I think OP meant a different landlord, and I suspect the LL is fibbing about the mortgage company!0 -

I have seen them included. Whether they are enforceable is another matter. When you sit in an agents office ready to sign the tenancy agreement on a residence that you dearly want to rent it is very difficult to say No! I wont agree to that, or that either.
Tenancy agreements are what they are and I suppose it is only when push comes to shove that you discover whether the clauses are enforceable or not.0 -

thanks for all your advice guys.
I have said I will sign if there is a contract that is identical to our original one.
Seems I have every leg to stand on. I understand my landlord acting the way he is etc. and dont wish to hold him back but when we will come off worse then I do not see it as a fair deal.
Otherwise i'll stick with what we have as we wanted to.
I may ask for some sort of incentive if they push harder.. there is no break clause in the tenancy agreement.
