I'm so confused: Indemnity insurance - your help is really needed!

Hi all
We're selling our house which had some work done to it around 16 months ago. This included some work taking out a wall to extend the kitchen
For various reasons I *now* suspect that the builder didnt apply for building regs, so after doing much reading it looks like i will need to get indemnity insurance to keep the sale of the house moving along
My confusion is because how do I find out for sure from the local authority that there is or isnt a completion certificate without compromising the issuing of an indemnity insurance policy? I'm scared to phone up incase they start asking probing questions which would then make it impossible for me to get cover...
It's all so stressful!

Don't phone the Council - just ask your solicitor to arrange the Building Reg Indemnity Cover. This should be straightforward as long as the buyer's survey doesn't say anything adverse about the work, e.g. cracks etc.
Or get hold of the builder and ask HIM whether he got the consent and completion certificate. Possibly he may produce the documents. If he doesn't then you can still get the indemnity insurance.
