Some Advice please...

I am in the process of a house purchase and I am considering the idea of taking on a lodger or lodgers when the property is in a position to be able to handle it; I'd want things to be right so it could take some time for that to happen - but at least I want the home to be future-proof as much as possible.

The house I am in the process of buying is 3 bedroom - the smallest room is 8' x 7'4 - I have attempted to find out the going rate on various sites for a room that size but most don't want to give the dimensions; has anyone had experience of renting out a room of around that size? I appreciate the 'going rate' depends on location/quality of room/house - the house is situated in the South East. The Main bedroom and second bedroom are very similar and quite big so I'd like to think renting one of them out isn't too much of an issue.

Similarly anyone who has experience of renting a room of that size and what the kind of fee's have been experienced in a bills included scenario.

Any advice would be greatly appreciated. :)

    That is very small. 65 sq ft is normally the accepted minimum size for a let-able room. With a maximum of two lodgers HMO rules won't apply so you would get away with it but it isn't ideal.

    I think if you were planning on letting as many rooms as possible, you'd be better off sleeping in the smallest room yourself.
