Hi, does anyone know how I go about getting an EPC and how much should it cost? I Googled it and have seen varying prices and don't want to end up with the wrong thing!

We were quoted £45 by the estate agent until they checked and found an old one for the property.0

First, be sure that you need one. There may already be a valid one on the database that someone had done at the property previously

Be careful of free ones offered by estate agents though - they are usually conditional on the agent selling the property, so if the agent is crap and you switch to another agent, the 'free' one will suddenly be billed for ..... at an exhorbtant rate. So read the small print!0 -
Aim to pay around £50. If your agent suggests someone more expensive - they'll be taking a cut!0

The EA may well use the same person for EPC, floorplan and photos - they did when we sold - so there may be no saving in getting it done separately.
But another vote for "Not worth the paper". The place we sold, the place we bought, and a place we rented in the interim all have scores within one point of each other. They are _massively_ different in their energy efficiency.0 -
I think the EPCs are very useful for buyers, as they give you a precise square footage and allow you to work out cost per square metre!
They also give you an indication of how much your heating bills are likely to be, whether or not you will be able to reduce your bills, and whether or not potential energy efficiency measures will be cost effective.
If, as a buyer, you are not looking at all these things, then I think you are not doing enough research.0 -

Yes, as a buyer you should consider running costs,potential improvements etc.
But relying on the EPC for this is pointless. For the former, ask to see recent bills.
For the latter, do your own investigation or pay a proper surveyor. Or take a builder ound.
I'm afraid the reliability achievable by some Tom, !!!!!! or Harriet who went on a 2 day training course, most of which is spent learning how to use the software rather than how to survey a property, and who punches some random answers/'guesstimates' into a laptop and generates a document is a nonsense.....I think the EPCs are very useful for buyers, as they give you a precise square footage and allow you to work out cost per square metre!

by suggesting standard computer-generated options eg solar panels & switching to energy efficient lightbulbs. Very helpful!.....

Using unreliable sources for the savings each method will achieve, and unrealistic costs
