Hi there
I've been renting my house for over 12 months and have just signed for another 9 months. Is there a qualifying time period before I can go on a month by month tenancy agreement?
If so, is it automatic or do I have to apply? Can the LL refuse?
Furthermore, does it have any negative effects in comparison to a longer term agreement I.e. can the landlord just give one month's notice or are the end of tenancy rules the same for both?

It happens (assuming rent is payable monthly & this is not Scotland) automatically & landlord or agent cannot prevent it (they may claim they can) but LL/agent can issue s21 & evict you for no reason at all after end of fixed term.
For periodic tenancies landlord's valid notice must be at least 2 months, tenant's at least 1 month, in tenant's case expiring on 1st or last day of a period.0 -
If you had not signed another 9 months fixed term contract, you would automatically have moved onto a periodic tenancy unless your tenancy agreement indicates otherwise.
Assuming you are in England and Wales.If you've have not made a mistake, you've made nothing0 -
In your case it will be at the end of the next 9 months.
It was also when your first 12 months ended, but you've missed out on that by signing for another 9 months!

I'm in England. The landlord asked if we wanted to renew our contract for 12 months but as we moved I between Christmas and new year (which was just awful) we negotiated 9 months. I am happy with that as I'm saving for a deposit and am aiming for early 2016. I'm pleased to know that I don't have to sign for another 9 months after this though just in case I do find a house of my own.

When you move on to a SPT there should be no fees for either you or your LL as there's no paperwork required. Therefore there's nothing for the LA to scalp you for. It's why LA keep trying to get tenants to sign up to fixed term after fixed term. £££££ for very little effort on their part.
Your silly sausage of a LL should just have let your tenancy become periodic than got you to sign up for another 9 months.0 -
The landlord may or may not have to pay fees: That depends on the agreement he has with agent (not the tenancy agreement): That is his problem, not yours...0
