    I agree with Pixie5740's list. In particular the parts about landlords treating it as a business and operating as such. That means - amongst other things - not getting emotionally attached to their properties, which are now someone else's home, and accepting that all businesses have expenses and are not just about income - so doing repairs in a timely fashion, accepting that there will sometimes be void periods between tenants, and not trying to squeeze money unfairly out of tenancy deposits to cover these expenses.

    Just taken on a 6 month let, as I need to be in Derby for work, and it's cheaper (just) than staying in a B&B. After a week, I spoke with the letting agent, about 3 issues I have. The Front door to the block does not seem to be something the other 3 flats (or the people in them) can be arsed to lock. Letting agent covers all 4 flats, and will write to them regarding this.
    The switch for the light on the stairs doesn't work at the top, is one of these timer switches, but the timing is not enough time to get up stairs and open door. They will get it fixed next week, and see if they can extend time a bit.
    I have no idea how to operate the water heating. They think they have an instruction manual for the flat. They will make a copy.


    We shall see.

    Yes, having a fund for the property is important. I kept a bigger one for the rental property than I did for my own place!
  • Does repairs in good timeframe

    Leaves tenants to enjoy their home (I've not been inspected for 4 years nearly)

    Doesn't up the rent yearly 'just because'

    Doesn't see kids or pets as the scum of the Earth

    Let's tenants decorate and hang pictures without having a hissy fit

    Treats their tenants like humans not 2nd class citizens
