Not 100% sure but I think it is a standard fixed tenancy for 12 months with 6 month break clause. The 6 months date was 20 Jan.0

If you want to understand why it is whole rental periods, google 'apportionment of rent'.
Basically, it is to stop legal arguments over getting refunds for days, hours, minutes and seconds of rent.0 -
Only asked question about rent refund as when we vacated a property last year, agent told us we were due two days rent back which we subsequently received. Seems like there are some nice people in estate agency!!0

However, presumably OPs son has instigated this by doing something to prompt the LL to issue theS21 !!!make the most of it, we are only here for the weekend.
