As Richard Webster's post suggests if you believe you are buying more/less than what is shown on the registered title(s) then you need to mention it and then they or the seller can investigate further and advise as to their own understanding.
Clearly you can do some of your own investigation and/or check adjoining titles and owners' views but it really comes back to your seller to prove to you that they do own the land/property they are selling.
As others have mentioned OS will survey and map the physical features in place at the time they carry out that survey. The title plan (it looks like it might be a pre-digital version from the image) will have a date stamp on it showing when it was mapped by us which will in turn give you some idea of the age of the OS detail on it.
Pecked (dotted) lines normally denote a physical feature less than a foot in height such as a kerb to a road/path or where grass turns to stone. Conversely a black solid line represents a feature over a foot in height. They are normally added by OS to their map which when use as the base map for adding the red edging.
Fences, as davidmcn, posts can be shifted or moved/replaced over time but OS won't resurvey the area (unless a significant development took place) and we would not remap the title as it is intended to show the general boundaries only from an ownership perspective.
My advice would be to go back to your solicitor and advise that the registered title plans do not appear to match what you have viewed, explain where you believe the discrepancies exist and then wait to see what the seller says.“Official Company Representative
