I, very stupidly, acted as a guarantor for a friend. She stopped paying rent after 12 months and they started sending me payment demands. In my case I didn't pay immediately as I didn't have the money to and at that point they had no intention of evicting my friend but to instead set up regular payment of the full rent from me. I waited it out for months and made small payments of £20 or £30 a month. After 3 months, They decided to evict my friend and it was such a relief that I didn't have to worry about the ever increasing mountain of debt that was building. I don't know if this works in all cases, but if I were you I wouldn't be in a rush to make up the rent shortfall or you could be stuck with it forever... As I found out, the only way out is to get someone to decide to end the tenancy, you have zero control yourself. I think one risk with this is if they report to credit agencies, I've never had the payments show upon my credit files, but it might be possible... Maybe others here can help with that.
I will NEVER be a guarantor again, harsh lesson learnt for me there. Now fully paid off I lost £2500 in total to this.0 -
The risk for the guarantor of not paying the arrears is that they can be pursued through the small claims court for the money.0
