First time landlord need advice please

Hello all,
Decided to rent our mortgage free property for the first time and have used a local managed estate agency.
They found tenants quickly but we have only received the paperwork today and are expected to allow the new tenants to move in tomorrow ?
One document highlights the fact that they (the agents ) have not received one reference back as yet and therefore we must sign to say that should it all go pear shape that they the estate agent are not liable.
Now we have refused to sign this and whilst wage slips etc seem to stand up to scrutiny we are naturally nervous especially as other discrepancies have to come to light such as couple have children again not disclosed until today.
Does anyone have any advice for us ? As I say not done this before.

Don't sign. Wait. There will always be tenants - so be fussy. If you don't want children then say NO. Wait until credit ref comes back. Agents only look out for themselves.0

and why do they need to move quickly? Also , don't take benefits0

Just don't let them move in until everything is to your satisfaction.
Don't let the Agent rush you, afterall it's your house and you are paying them to look after your interests not the tenants.

Tenants with children, that's shocking. Tenants shouldn't be allowed to have children.
What type of property are you letting out? Is it what would be considered a family home?
Have the tenants actually signed a tenancy agreement yet?
Take your time and don't be bullied by the letting agency into entering into a contract with tenants that you are not 100% happy with.0 -

Yes I was concerned about their need to move so quickly,agents say their current property is being sold by the landlord?.

It is ALWAYS your decision who you accept as a tenant. Always insist on seeing the references, credit checks, and YOU decide. The agents work for you not the other way round!
