Lived in home for 3 months want to sell.

Hi,


Basically as the title says we have been in our home since October and we are wanting to sell as we feel we have bought the wrong kind of home and can't really seem to settle into the place.


What are peoples perceptions with regard to selling so soon?


We have made a few improvements to the property as we were going to stay for longer but we seem to have fallen out of love with it. A new roof has been installed due to the old one leaking and generally knackered and a bit of decoration but not much. I would like to recoup a bit of the cost of the roof back if possible.


Would putting the house up for sale now be wise or should I wait until a bit later in the year? I understand there is a 6 month rule for lenders and that I would have to port my mortgage over to a new property but like I say is putting it back up for sale so soon going to put off potential buyers? Are they going to think something suspect is going on?


The house is in good condition but a bit of decoration plus maybe a new kitchen would make it into a nice family home for somebody.

    Some mortgage companies will not give mortgages on properties bought witin the last 6 months, talk to a broker before you put it on the market, you may need to stay a bit longer!

    I have got an appointment to speak to my mortgage company with regard to porting the mortgage. They say usually you have to own for 6 months minimum before you can port. My worry is that would putting it on the market so soon after buying put buyers off? Do you think it's not going to make much difference wether I did it now or in say in another 6 months time.


    We don't have problems from any neighbours as we are detached, the house is very spacious and in good condition (even better now with the new roof). It could be a really nice home for somebody after some more slight renovation.


    It's just are people going to be suspicious of why we are selling so soon.

    What is it about the house you've fallen out of love with?
    You must have liked it when you bought it so I don't understand how you can have changed your mind so soon. Are there any improvements you could make to the house that would make you want to stay?

    I decided long ago never to make any big decisions mid-winter - perhaps wait before marketing the house x

    We viewed a house that the owners were selling after almost exactly 1 year and it did put me off. My first thought was that the neighbours were bad.

    He said they were moving to get into the catchment area of a school, but I was sceptical because they would have known which school they wanted before. He also said how old his daughter was and the move would never have gone through before they had to apply.

    I don't think you'll be able to sell until 6 months have passed anyway, but I'd stay put for a bit longer if you can because I think it will be difficult to explain. You'll have to come up with a good reason if you do sell. I'd be put off if you just said you didn't feel at home there.

    Basically we sold out old house last February but didn't move out til July. We then rented for 3 months. All the time we were waiting for a property to come up in a particular area we like but none came up. This property came along and although not exactly where we want to be we felt this home is maybe a good compromise for the foreseeable.


    The major problem for me is that there is a road at the side of the house. Now (this sound's silly) it's not overly intrusive but having lived here and thinking I could put up with it I realise that I'm not happy with it being close to the road. The house does have so many good points but I think at the end of it all having been here for a few months it's not where I want to live. Maybe Naivety on my part thinking it wouldn't bother me.


    I think I have fallen out of love with it really and I don't feel as if I want to spend any more or do any improvements to it as I don't want to be here!

    Being in a detached house doesn't necessarily mean "no problems with neighbours". My house is detached but.....yep...got an nfh type neighbour:(.

    So people will indeed wonder and will assume its probably down to the neighbours.

    I'll admit to being puzzled myself, after your comment about "having fallen in love" with the house, but now fallen out of love.

    Is it possible to put up some nice mature trees on the side of the garden nearest that road (not leylandii please.....) but there are plenty of nice trees around. It would make the garden look better and help with noise absorption.

    Add in the fact that I'm wondering if any houses-you-really-want are available or you would just leap from one compromise house to another compromise house.

    The problem is that your buyers might not be able to get a mortgage. Some of them won't give a mortgage on a house that has been owned by the last occupier for less than 6 months, some of them it is 12 months (post office I think), so you would be limiting your market to cash buyers.

    Personally I think 3 months is far too short a time to get used to your house. Give it another 6 months at least :o

    I would be very suspicious about buying a house that had been lived in for such a short period of time. I would assume neighbour problems/antisocial behaviour or something structural you'd uncovered once in.

    Is renting it out an option?

    Tbh I haven't even talked to the neighbours! I personally don't understand why people would be put off. I suppose life is not perfect and sometimes moving into a new home doesn't work out for everyone. If there were problems with the house structurally then a survey would pick it up. The problem is as you said, perceptions of the neighbours been a nightmare or something else like that.
