First time landlord questions

Hi I will soon be renting out my property and am going to manage the property myself. What are the legal responsibilities i have to comply with as lots of information out there recommends the following- electrical safety certificate more info on this, EPC ccertificate is this a legal requirement???, i have mains operated smoke alarms fitted what are my responsibilities there??? and what is the best tenancy deposit bond scheme as i understand there are 2 different types. Are there any good websites out there for landlords starting out. Many thanks for your help

    Will you be using a Letting Agent to find a tenant? As a first-time landlord that is a VERY good idea.

    They will handle the bulk of the pre-letting requirements for you, if you need them to. They can advise if you want to do them yourself.

    Things that are firm/legal requirements...

    - EPC pre-letting
    - Independent deposit protection during letting
    - Gas safety certificate pre-letting and annually

    Smoke alarms are a good idea, but are only a legal requirement for HMOs.
