I have a buy to let house and I am letting it unfurnished. Can other BTL landlords suggest what things need to be covered with the insurance? My letting agent offers a warranty policy at £20 a month that covers loss of rent and legal expenses if the tenant can't pay. I have been advised to take this out plus a British Gas insurance for boiler and cooker, plus a regular household policy to cover rebuildings, accidental or malicious damage, employers liability for when you employ a handyman.
Does this sound sensible or should I try another approach? BTW My property is fully managed.
Would appreciate if other people could tell me what they do regarding insurance.
Thank you

Check out landlord insurance policies rather than home insurance policies, I would have thought that those types would cover loss of rent etc as well as the buildings side of the property.
Some insurance policies also have Home Emergency cover on them, which would be for a leaky pipe, or boiler etc.
If the cooker is integrated, it'd be covered under the buildings section of an insurance policy.Aqua £160.00 / EE £289.60
Total debt = £449.600 -

Do you provide carpets? Kitchen white goods? Curtains?

Read the small print. It is likely
a) the tenant must fit certain catagories (eg not on benefits..)
b) you must use a specific tenant vetting company
I have been advised to take this
Of course. The agent gets a commission from selling it

There are other providers. BG have mixed reviews but may offer peace of mind. They tend to be expensive. Shop around.

Again - shop around for landlords Buildings cover. Don't just compare price. Look at extent of cover, exclusions etc. Some LLs Buildings policies include £5K contents cover as standard (to cover carpets, white goods etc)s
