Floor measurements

I've had new carpets and flooring fitted throughout my flat, ready for it to be put on the market. I made the measurements and everything has fitted fine.
I've dug out the old particulars and all the measurements shown on the floorplan are short. So much so that I come up with a round figure of 700 square feet for the entire flat, but the particulars show 620.
The old floorplan is done in 'Metropix' and comes with the usual caveat of no guarantees, errors & omission excepted etc.
80 extra feet for flats round here add a few thousand to the value.
Am I missing something or is it convention to knock x% off the floorspace?

If the square footage was so important to you, why didn't you measure before buying? always check any thing that matters to you.0

Unless you're renting office space, square footage means nothing as you don't specifically pay by the foot: residential property tends to get measured (and thus priced) in terms of number of bedrooms rather than area.
Anyway, if I read it correctly, you think your flat is larger than when you bought it, so can ask a higher price for it - if that's the case, what's the problem?!?0 -
Keep quiet less the council decide to re-band your property
