Bathroom sink broken rented property

Sink accidentally broken by tenant. Should the tenant simply replace it or tell the LL first?
It's someone else's fault.

If I broke a sink and I could find an exact replacement (or near as damn it anyway) then I'd just replace it and say nothing.

    I would also do this.
Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')

No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

+1 but use a plumber, just incase it all goes horribly wrong with leaks or badly fitted pipes.

Having been a LL, I'd be happy if the T replaced the sink - but only if it was a proper replacement (by 'proper' I mean matching the other units, assuming this is a bathroom sink).

edited to say - So long as it was done properly. No leaks etc.

The replacement would be ceramic (same as the broken one) and white which is the same again and it will be done properly by a plumber.

  • as a LL I would also be happy, BUT I would want to have been informed and my permission sought. its a trust issue, I have good tenants, I try to be a good landlord. things break, things get broken and things get mended (normally) one way or the other!

Most sinks are whuite and ceramic. Is it the same manufacturer and model as the broken one and does it fit with the other bathroom furniture ?

Have no idea of either the manufacturer or the model. Having said that when I look at the rest of the suite as long as it's white and a similar size it will definitely fit with the rest. When I look at mine it's the same, if I replaced any of it and it was the same colour it would fit fine. All the modern stuff looks interchangeable, at least to me.

you might be surprised at the number of different white 'shades' there are !! but it might be that the bathroom fixtures didn't come from the same source anyway !!

just make sure that it fits any pedestal it sits on, if you have to replace the pedestal there might be an issue in terms of the floor covering. hopefully the floor covering goes underneath the ped and not fitted up to it !

If you can't get exactly the same one, the LL may well know anyway, so you might as well just fess up and say you'll sort out fixing it. They are more likely to be annoyed by you trying to cover something up that accidentally damaging something, as it violates trust.

You never know, the LL might be kind and offer to pick up the bill. It might be covered on his insurance. Having said that, it might be covered on YOUR insurance policy as well.
