Boiler has gone wrong between exchange and completion

I am hoping someone can put my mind at ease to what has been a nightmare of a house sale. My mum's house is a turn of the century cottage and needs a LOT of TLC. We have managed to sell it at a fairly reduced rate to take into consideration the work that needs doing and completion is this Friday.

The boiler was put in in 2007 by Warmfront and the first nightmare was that there was no evidence of Corgi/Gas Safe sign off. We have got past that now and had the boiler serviced in November. It needed a repair aswell but we hoped that was the end of the matter.

The property is unoccupied and I went down to get it ready for completion and checked that the heating was on as it was decidedly cold. It transpired that the boiler has gone wrong again.

Now, the boiler is functional for hot water but not the central heating. An engineer has gone out today and said it needs a new pump. We are dealing with the matter but my big concern is that this will somehow impact on completion. We have asked the engineer to order the required part and proceed with the repair. They have said they can do it before Friday so fingers crossed it is a pain, but not an issue. The estate agent has been informed and has said that because we are trying to deal with it, it shouldn't be a problem.

Yet, I am really stressing that IF for any reason it cannot be repaired by completion that it could prevent completion taking place. We are not quibbling that it is our responsibility to sort but at this time of year, realise that gas engineers are like gold dust to some degree. Has anyone else been in a similar situation?

    It should not stop completion. You may need to confirm via your solicitors that you will cover the cost of the repair if it is not done by completion date, or alternatively, to agree a fixed amount as a reduction on the asking price and let the buyers manage the repair.

    I had a similar issue when I sold my house - my oven broke 2 days before completion - I got someone out to look at it and he confirmed that it would not be possible to get the parts before completion day, (and also that it might not be cost-effective, as the oven was old)
    I ended up agreeing a £50 payment

    Well the repair hasn't gone as planned and we have now been advised that a replacement boiler would be more cost effective than repair :(
    Our solicitor is in the process of trying to agree something with buyer's solicitor but as it stands, I am waiting for a quote from the gas engineer to give an indication how much we should contribute towards a new boiler. I just can't believe how bad our luck is with this sale.
