How does your buyer feel?
You could give an ultimatum, but your vendor might not want to be homeless. If the house isn't ready then it is not ready. She may or may not make alternative arrangements if pushed.

So its this ex that is delaying things by the look of it.
She should have moved before now and not tried to shift her problem onto your shoulders.
Hopefully someone will come along with suggestions as to how to best deal with her.0
