Ok well they are probably just taking a day or two to appoint a solicitor. The memorandum can't be sent out until the agent has those details. How long is it since their offer?0

...It looks like these new buyers do exist and they have been in to see the EA broker and got the AIP.
However, the EA and broker have decided that they want to see all supporting evidence for the mortgage before they will send out the memo of sale to ensure the buyer can prove the information given re wages/outgoings etc.
To be honest, if I'd told (or even shown) an EA my AIP and yet they still said I'd have to submit evidence to their broker before they'd progress the offer/sale, I'd tell them to f**k off and back out - from a buyer's perspective, how do you know they won't use that evidence to screw you out of the maximum you can afford by using the mystery "other buyer" trick?!?
OP - appreciate your troubles with the EA re. proceedability of buyers, but make sure the new approach doesn't swing too far in the opposite direction and alienate future buyers!0 -
We didn't take our house off the market until there was evidence of sincerity i.e. that the survey had been booked. Once the potential purchaser has spent some money, it's reasonable to assume they are serious.Je suis sabot...0

Thanks for your advice.
The worst has happened and new buyers failed affordability for the mortgage so I am back on the market and the house I was buying is.
So potentially I have lost the survey cost and some conveyancing costs but I guess that is part and parcel of this process at times.
I am going to wait until I have a buyer who has a definite mortgage offer and wait for them to pay put money before I take any action this time on an onward purchase. Can't go through this stress again and can't afford to lose any more money!0 -
What a shame, Loopy.
I accepted an offer on my house, then travelled 250 miles to look at properties in the area I liked , found a place and had an offer accepted. That afternoon i had a phone call from an EA that i knew but hadn't used, who delightfully asked me if i would like to use him as my EA seeing as my buyer had pulled out!
I phoned my EA and they denied all knowledge. Once I got back home I went straight into the office to find it was true.
That same day i had a phone call from my boss to say she'd been fired and the rest of the staff had walked out and my mum's poor dog died after being spayed. All in all a pretty bad experience.I must remember that "Money Saving" is not buying heavily discounted items that I do not need. :hello:0 -

What a stressful process it can be. Wish I was FTB again, things were much easier then! I did consider moving into rented to make things easier but I'll be stuck in a 6 month contract, will have to pay ERC on mortgage and have animals so unlikely to find anywhere rented anyway without the other obstacles.
Things can only get better.....well we can hope anyway0
