I am looking to sell my house, what certificate if any do I need as well?

I had a shop and I used to live above it, I closed the shop part down in 2001 and converted the whole building into a house.
I have not got any competition certificate from the council either


I had the kitchen upstairs but I now taken it downstairs.
All the electrical work and central heating was done in 2001.
Do I need certificates for the electrical, boiler and central heating


I am looking to sell my house and if I believe that I don't have a inside stop valve either. I have also found out that I have cast iron pipes running from the street to inside the property which carries the water into my house.
I have not changed any doors, windows or added any solar units at all

I found this on a website and I am wondering does this apply to me
If your property has been rewired or had any electrical installation work carried out since 1st January 2005 Electrical Safety Certificates and guarantees for the work undertaken will be required
If your property has had a central heating system installed since 1st April 2005 a CORGI or Gas Safe Register Certificate and guarantees will be required


How can I prove to a buyer that I had the work done before 2005?




I would be grateful if someone could list everything I need mandatory to sell my house?

    Nearly all the work you did should have been signed of by Building Control (certificate ) to show the work complies with Building Regulations (ie it is safe, good quality, meets minimum insulation standards etc).

    Not just electrical or gas, but all construction.

    Different Building Regs came in at different times, and get updated regularly.

    If you have NO certificates, most buyers and/or their mortgage lenders will be scared off. In some cases you can provide them an indenity insurance police, but this only protects them against the council enforcing BRs. It does NOT protect them against the building having defects.

    Speak to a surveyor (or your builder/cowboy?) and get advice. I'd suggest getting retrospective certification from the council.

    Further: was planning permission needed to convert from a shop? Did you get it?
