Cost of Removing A Load Bearing Wall

Hi,
I roughly want to know how much it would be to have a Load Bearing Wall removed to create an open plan kitchen dinning area.
The wall is approximately 4.25m long and has electrical sockets.
I know this will involve an RSJ, Structural Engineer, and Fittings and Materials charges and a hire of a Skip.
Just need a rough idea how much all this would cost.
Any help is greatly appreciated.

We've had a couple of ballpark figures for similar work albeit not so long a wall. (Decided not to go ahead as prob going to extend in a different direction now!)
You're probably looking at a minimum of £2k for structural engineer, work & finishing, assuming nothing too scary is needed for the electrics & you're doing the decorating yourselves.
Bear in mind you'll need building control approval which adds an extra fee - your structural engineer should be able to advise.
Many builders are happy to do the work without either an engineer or BC approval. I'd suggest you only go ahead on this basis if (a) you really, really trust the builder & have personal experience of similar work they've done and (b) you have no intention of ever selling the house. Otherwise - do it properly & get it signed off!0 -
I'd say around £2k, possibly less, but that's a pretty large span to cover.
Get it signed off. It provides peace of mind and you're guaranteed a good builder if they're keen to do it properly. One who cost cuts in one place will cost cut in another. Taking out structural walls is one place where you don't bother.
