    I think with the estate agents due to them paying out for advertising and what not they aren't going to make anything as think the fees won't cover the cost?? Not sure

    Thought about rental but worried about the type of tenants due to our area only renting out to certain types x

    go to auction and cut your losses or save like mad and then go to auction or another builder..

    No these were really derelict properties needed upto £20,000+ work on them so yes they did sell very cheap but people don't take into to consideration how much money is needing spent on them a house which sold at auction 9 months ago still stands empty and no work has commenced, there is other properties for sale both higher priced than ours but same size house

  • Your agent is marketing the house to INVESTORS. It's the first thing you see when you look at the written details!

    Thanks for highlighting tbh I've never paid any attention to that so will bring it up with the agents, the agents know the lowest price we can take and have had silly others put in where I feel it's wasting our time and the agents time coming to view our home :(

    tell them not to bother you with offers under your minimum required, that will weed out the time wasters. They also should be qualifying anyone who wants to view to see if they have finance in place....this will stop granny mary looking around as she's a bit bored!


    have you thought of changing agencies or going multi agency? realise the percentage you pay when sold increases but it does give it more advertising.....

    other option is to do a buy to let mortgage to release equity for your new home.....also if you got the council to take it on at least they will sort out repairs etc and guarantee tenants/rental income (they also cover the house if it gets trashed).

    other than the living room wallpaper being a bit dodgy (always go for neutral where possible as some idiot buyers cannot see past decor) it looks fine....maybe de-clutter as much as possible to make the rooms look bigger and get some new photos done?

    I also think your best chance is to try for another part exchange for a new build....just because the previous one didnt work doesnt mean they all won't. are there any new developments that offer this that have sprung up recently?

    My reactions to it:

    - cheap as chips (ie prices must be very low in Rotherham).

    - I instantly spotted that passage beside the house and my first question about the house would probably be "Who owns that?" (ie you or the next door neighbour) and my second would be "Does that passageway carry a right of access for the house that DOESNT own it?".

    - Personally I always want to see exactly what the back garden is like (even if its a tiny backyard) and I would be all the more concerned to do so because of that alley and wondering whether there was "access" for a neighbour that would disturb my privacy in it.

    So I suggest you alter the written details to make it plain whose side alley that is and whether the non-owner has any access rights. I would also have a photo of that back yard.

    Many of us come from a part of the country where side alleys to houses and neighbours having access across our property (or us having access across neighbours' properties) is something we've never seen/barely heard of. In our books its very very unusual and I know personally I cant think of a single house that has that sort of set-up.

    I'm saying this because I am wondering whether you might attract an investor from elsewhere in the country (courtesy of your incredibly cheap house prices) and, being from elsewhere in the country, they would need to know whats what about that side alley set-up because it would be unfamiliar to them and they would be wondering how well that house would "work" as an investment.

    Having recently sold my starter terrace house back in Home Area it is our norm there to be completely "self-contained" and thought doesn't cross our minds of any such set-up. But I knew my house would attract both home-owners and investors to view it and that some of those investors might be from elsewhere in the country. That was part of the reason I made sure I had a very clear set of photos, ie because I have read about this side alley/neighbours having access in back yards type arrangement in some parts of the country and wanted it to be very clear to any 'investors from elsewhere' that "Our norm is self-contained houses without any of that and, as you can see, that's what my house is like = normal back alley set-up and totally self-contained patio garden".

    So, put yourself in shoes of people from elsewhere in the country, ie very puzzled as to whats what on that side alley/what the back yard would be like and explain to us (in the text and in the photos). Then you might stand some chance of attracting an investor from a part of the country where your sort of alley/etc arrangement is unknown.

    When we sold our property it was in a half finished state the first Estate agent was only looking to sell to investors and set a fairly low price ,but the second one wasn't so narrow minded and ended up getting us a first time buyer and more money.

    The alley ( passage way as its called up here ) is shared by our home and my uncles rental property yes it allows access for 4 other houses but due to having children and dogs we section off our garden to allow access behind our fence for neighbouring properties so there was no right through our garden making it more secure and safer to allow my children and dogs out with out worrying about neighbours leaving gate open

    Some house prices do seem to be low but this seems to be in the majority where there is lots of low rentals available.
    The houses prices seem to be going up and up in the areas we are looking at but staying very low in this area :(

    We're trying to sell and feel your pain.

    I've made a lot of Internet searches on tips for selling and would suggest the following based on your pictures:
    - A neutral rug on the floor in the lounge would break up the imposing darkness of your wooden floor (whilst beautiful, on the pictures it's so dark and central in photo that to be honest it drew my eye away from everything else). However equally, I appreciate you may not want this extra cost.
    - depersonalise everywhere (remove family photos and very personal decorative items so you create a blank canvas). One thing I noticed in your kitchen picture was a skull artwork above fridge and again my time on this photo was spent focusing on this.
    - literally clear everything you can from view. This is important for photos and desirable for viewings. In our bathroom we have some attractive small wicker baskets but removed everything including this and our bathroom picture is decluttered with just one neutral decorative item in the middle of shelf to break up the blandness. A kitchen should have everything in shot cleared except kettle and perhaps toaster if it's not too big on side. Also considering moving furniture out of shot to make it appear less cluttered for photo.

    Having been on the market 13 weeks I would strongly recommend redoing pictures anyway to think about whether you can get better aspect in a room. One thing we found was taking a picture from the corner of the room was better for some photos than standing in doorway (this sometimes involved standing on furniture to get the shot!)

    we were told on Internet you have 5-10 seconds to impress before people click off your property and discard it.

    It is well worth considering changing agents and having a week or so off the market (if you do this instruct your agent to remove your house from Internet advertising with immediate effect when you serve them notice) then you present more as a new house rather than simply a house that swapped agents. This is particularly the case if you've worked hard to minimalise so your house looks fresh.

    in total we have tried selling through 4 different agents (2 in the past year and another 2 over 3 years ago) they all say same about it won't be a first time buyer but and investor, our street has just over 100 houses approx 15 of these are privately owned to live in the rest are social housing or landlord owned :(
