Help please!

My mum recently passed away and we need to sell her home in order to pay for some of her debts and the funeral costs.

She lived in a mobile home on an old peoples community site. She owns the house but not the plot of land it stands on. I am the only surviving member of our family, my father has already passed and I am an only child.

Can someone please advise on what we have to do? I've read online a bit and some documents imply that because it is only a mobile home you don't need to go through probate and can just sell it, others talk about going to court and all sorts.

We are really struggling to sort all this at such a difficult time for our family, so any advice would be a big help. Thank you.

    Is there a management company you could talk to about selling? The people who own the land it's on. Sometimes they have potential buyers on file but if not they can probably tell you how to go about selling. Perhaps a local estate agent who knows the site would have some knowledge from previous experience (although clearly its hard to get hold of one you can trust!)

    Probate is dependant o the value of her Estate, NOT whether she lived in a house, flat, tent, mobile home or boat.

    What does her will say? Who are the Executers? Who are the Beneficiaries?

    Wat is the value of her Estate?

    If no will, are you applying to be 'Administrator'?

    As for the mobile home: is it rented? Owned? leased? What are the the terms of the contract with the land-owner?

    You can also borrow a book from your local library (free) which will tell you all about dealing with death, probate, wills etc.

    Unless your late mother paid in advance, you will owe the site owner rent for the plot until you dispose of the home.

    You will need to obtain probate first. The site owner may buy the home from you, but do not expect a generous offer. If you sell the home on site then the site owner is entitled to a percentage of the sale.

    Like selling a house, selling a mobile home can take months.
