However the back of the house has a kitchen that incorporates the extension. Therefore it is wider at the front than the back. Kitchen is now a fairly large kitchen diner with units on the side angling in and dining table on the other side with island in between. Would this bother you?

I have viewed and the kitchen wasn't the issue. The extension itself is fine because the other area in front is currently a bedroom but could be changed. The issue is that bathroombathroom that appears in the early pics. It is slap bang in the middle of the ground floor. It is to the side of the extension and in front of the kitchen meaning it separates the whole of the first floor.

The house is a lot of space for that price and nice but the layout probably wouldn't work for a few people, particularly those with kids.

I'm confused as to why you were asking us if the kitchen / extension would be an issue to us when you're not bothered about that, you're worried about the bathroom.

Personally, I don't see the downstairs bathroom being a problem unless you had wanted to take all of the living space and juggle it all about or make it open plan.

I don't think the layout is THAT bad, but it isn't ideal. If you're getting a decent price for the amount of space then I would go for it. I think you could make a few changes are greatly improve on the layout, but that would cost quite a bit of money. First of all I would square off the kitchen, turn the excess triangular space into a cupboard / storage. Moving the downstairs toilet into the side extension would be the second thing to do.

That is quite expensive work given what is being asked for the house.

Does have have an extractor fan fitted? That would be my only concern.

Because it actually ends up splitting the extension from the rest of the house.

Looking at the plan in more detail, my main worry would be the lack of natural light.

As I say, unless you want the whole ground floor to be open plan, or you wanted to reshuffle things so that there was a large room where the bathroom is right now, I don't see how it's a problem. The bathroom no more splits the extension from the rest of the house than the walls around the bedroom and kitchen do.

I agree; the whole house looks dark. Although, what with some of the decor, such as black curtains covering all of the kitchen windows, it's hard to tell if the problem is with the house or if it's just the decor.

I would be wondering how to deal with fitting kitchen units in in that corner of the kitchen where the boiler is (as I don't suppose those 2 walls there are right angle to each other). Not a problem if someone has a handmade kitchen I guess..

But....that garden:(. Correction = apology for a garden. Oh dear! It's too small, ie they didn't have room for an extension, but did one anyway. Add that its so oddly-shaped and its one of those gardens where I personally would be forever feeling like I needed to push one of those boundaries sideways (as it would feel like a neighbour must have accidentally enclosed some of my garden, as well as their own). Admitted, the garden could be made to look noticeably more attractive by some people, but yuk...and I wouldn't even try personally. Next house on Rightmove please...

I literally cant spot one single bit of plant life anywhere front or back in that garden. If a house could weep..I think that one would.
