Will depend on the area.
House down from the one we're selling sold at £135,000, with an RV of £125,000.
But then thats for a four bed detached with a garage in Co. Armagh

Thanks everyone for your replies. The house is sitting fully furnished....all I've removed is my clothes. I know it is sitting in the best possible condition I can have it and when I asked each of the estate agents I had out if there was anything I should change, they said not.
I understand what everyone is saying about the rateable value....but I don't think you can assume this applies to every house. My rateable value is £130,000 and (without giving too much away as I've revealed the house is vacant and fully furnished), I think you would struggle to find a detached house in my area for close to that, never mind 20% less as someone suggested....:eek:"I believe that everything happens for a reason. Yeah probably about right.
Interestingly, we'd people in it who are lifetime renters - always just rented. Would have loved to buy the house off us, but being near 50 now the mortgage would have been over too short a term and the payments too much, even with a significant deposit that they had.
We didnt rent it out to make money, it was our previous home and we did it to keep things ticking over until the market recovered. If we'd attempted to sell up 5 years ago we'd probably have owed more than we would have got for it, whereas now theres £35,000 - £40,000 of equity in it.0
