1.6.1 the term shall be from and including 15 November 2012 t to and including 14 November 2013 and then monthly periodic. Please see clause 2.5 as it contains important information about what you must do to end the tenancy.
1.6.2 the "term" is to include any periodic tenancy following the fixed term.
So it looks like I have 2 months of extra rent to pay after moving. I have the money but I could do with keeping it considering we are buying our first house. I guess we live and learn and won't be renting again.0 -
If they market the property tomorrow, which they said they will, and someone moves in during the period we are still paying for, what happens?0

They can't claim rent from you and another tenant to cover the same period.0

Yes, we have exchanged. We waited until exchanging before handing out notice in thinking it was safest but looks a bit dumb now.
We've seen that our property is now on right move so hopefully they will find someone and all will be good. They've also put the available date as 14th of February.
They've advertised it for a lot more than we rent for though.0 -
Not dumb at all. Sod's law if you gave notice before exchange that exchange and completion would have been delayed and you'd have been scrambling for somewhere to stay.0

This is pretty clear. It's a Contractual Periodic Tenancy.
So clause 2.5 applies.0 -

The deposit has been registered with a suitable party so that's ok although we'll have to see what they claim back from it.
I guess we can just hope that someone takes on the property and we somehow get let off of the remainder. If not we are a fair chunk of money down but we'll have to live with it.0 -

Yeah, that would be worse. I should just be grateful that I've got a few thousand pounds spare after having paid the deposit, solicitor, insurances, etc. I wanted to keep all of it as a buffer but we'd be much worse had we not had that cash available.0
