New build negitiation

Hi all,
Just a quick one: does any know how much negotiation room their is for new builds?
I have seen New builds with Jones and Redrow priced at £249k
I max out at 230k?
Although my house in on the market Im looking to part ex as I need to move pretty quickly. Kensington have something ideal next to the redrow development for £233 but don't offer part ex?
Any advice on how to best use my charm???

With part ex unfortunately there often isn't much room to manoeuvre. We managed to get ours down from £254950 to £249950 (pre stamp duty changes) and got them to give us £105000 instead of the £100000 originally offered on our part ex. No carpets etc.
They may be more flexible if they're wanting to finish and get off site...0 -
How long have they been on the market? Unless they aren't selling and the builder is nearing the end of their financial year, I'd guess not much scope at all. You might be able to negotiate some extras.0
