  • Thanks everyone, I think i'll just have to wait until the 60 days are up (actually less than 2 weeks now), as I say I am happy with the price so maybe I'm barking up the wrong tree and everything will go through within the time scales we spoke of.

    A contract takes place when two people make an agreement (verbal or written) which involves 'consideration' on both sides (hence the importance of the £1 commitmant).

    'Consideration' = (off the top of my head) something (usually money but not necessarily) being exchanged. By agreeing to pay £1, they offer 'consideration'.

    Whether or not they actually pay the £1 does not affect the validity of the contract. If they fail to pay, the other paty can, of course, sue for breach of contract, and claim the £1 (plus costs). But the agreement (contract) is unaffected.

    Why dont you ask a local estate agent round, mention nothing about the other company, and see what they value it at. Then ask them what they would sell it at to achieve a speedy sale.

    The difference between the speedy sale price and this company's price is the money you have potentially lost using this company.
