Applying for Planning permission

Hi all, I am wanting to extend my home removing a horrible extension on the front and extending out the back. What do I need to consider when making the planning application? I am about to instruct an Architect do they submit the planning app or do I?

They will submit for you, but will charge for their work in doing so0

You can do it (and pay the council fee), or the arcitect can do it and you pay the council AND architect fees.
* log onto your council's website and read everything on their Planning page.
* go in and talk to the planners face to face to find out what advice they have about the kind of extension you want
