    Oh no that cheeky EA! You've done the right thing replying straight back explaining the situation. Well done! If the vendor is there when you view you'll have to be extra chatty and friendly, and laugh about the pushy agent, explaining he had jumped the gun, and you only said you'd like to see it again and they mistakenly assumed you would offer again, and the first you knew was when you got this letter through. And tell them you are still giving it consideration.

    But ultimately yes, this second viewing is to really challenge everything, check whether it is as good as you thought the first time, check the condition of the property, look at whether roof is straight, brickwork in order, any smells or signs of damp, condition of the loft, the immediate surroundings as you have already mentioned. If the seller is there ask about their plans, have they found a house, have the people they are hoping to buy from found a house too etc. If they have found a house then they may have thought about whether they are taking white goods or not, so you can ask, but they may not have decided so IMO there's no point arguing over them at this point. Ask why they are moving. Ask whether they have made improvements to the house and whether they have been happy there.

    Don't bother about whether your furniture or curtains will fit. These details do not affect whether or not you want to buy the house.

  • Viewed again and still very happy with the property so will be meeting them at 168k and the offer will be emailed over to the EA today.

    Solicitor sorted and ready to go and need to book in another appointment with broker to finalise mortgage application (we have an MIP), so hopefully will get that done on Thursday/Friday.

  • Thanks - just drafting up the offer email now. Early days but it's a step overcome (assuming they accept!).

    Considering stipulating in the email that the offer is subject to survey/valuation and on the provision that the property is taken off the market and all future viewings cancelled. That seem okay/reasonable?
