Surveyor failed to notice Asbestos.

    If this is cement sheeting, then remove it yourself (takinga couple of reasonable and cheap precautions) and take it down the HWRC forfree (in most cases). If it is AIB, caution is advised; this can be veryfriable and release fibres freely if disturbed – I would get someone in toremove this personally.

    Have you had an asbestos report done yet. There are materials similar in appearance to asbestos.


    As already mentioned however the surveyor was only looking out for the banks interests not yours and as asbestos is a specialist area even if it is they wouldn't actually know without tests.

    Our surveyor (from a local firm who we hired ourselves) failed to notice that a chimney breast had been partially removed on the first floor of our house and was unsupported in the loft. It was concealed inside a built in wardrobe, but I noticed it myself just a few days after we got the keys. As we were having a lot of work done anyway, it didn't turn out to be a huge deal, but it was a bit alarming at the time.

    It does make me wonder if building surveys are really worth the expense, though. A good builder could probably do a much better job of highlighting potential problems (and would be able to give an idea of how much they will cost to repair at the same time).
  • Building surveys are worth the money, but the OP didn't commission a building survey himself, he relied on what the mortgage lender's 'survey' said.
    It's a risk you take.
    If you go down to the woods today you better not go alone.

    I just had a survey done, and although the surveyor was chosen by the bank, I arranged when it would take place and paid for it directly to the surveying company, and I received the report.

    Apologies for the late reply!!!

    After months of back and forth with the Surveyors and through the help of the Property ombudsmen we've (as of last week) received financial compensation.

    The ombudsmen agreed that the report was incorrect on various levels and simple things were missed - like a door.

    So good news after months of stress - and asbestos is gone!!! And we'll never use or go near that company again!
