Homebuyer report

Hi,

Wondering if someone could help, we've just had the homebuyers report back on the house we are looking to buy. It's our first house purchase so I'm a little daunted!

Dampness, Rot & Infestation : level 3 Dampness is effecting the ground floor walls. I suspect this is due to a high ground level externally or lack of damp proof course

This is the bit that scares me most! I should get some kind of specialist to look I imagine?

Roof including roof space: level 2 There are a number of slipped tiles and the roof should be overhauled and repaired. Cement on the underside of the tiles is badly deteriorated

By overhauled are they likely to mean a whole new roof or just fixing the problems? Should I get a roof company to quote me?

Garage and permanent outbuildings: level 3 The garage is thought to contain asbestos material which may represent a health risk. You should take care when carrying out repairs, maintenance or removal. These could be expensive.

I have no idea what to do about this? It's a detached old garage and we had thought we might knock it down one day but how 'expensive' is expensive?

We knew it needed a new bathroom really so I am less worried about that, it mentions the bath seals are defective which I guess is a quick enough fix (although says it may have caused damage to concealed parts of the structure) and it does mention it is inadequately ventilated, again could you do a quick fix on that as we won't be in a position to fit a new bathroom for a while yet.

Also on structural movement they have said level 1 but it says it has suffered previous structural movement in dropped brickwork and sloping floors but there they saw no evidence to suggest this is ongoing. Should I just not worry about that?
