I am having some trouble understanding the exact layout, but the approach is pretty clear.

If a quiet word doesn't solve the situation then either ask LL to fence off your property and his property (understand this may not be practical)

    And/or

Put a lock on your gate.

Whilst he may have right of way over the side garden, or at least part of it, it is much less likely he has a right over your own entrance an path.
  • Thank you everyone......moneystooshorttomention (tell me about it!lol) i am glad that somebody feels the same as me.....

Literally just a moment ago I could here some guys outside and as i opened my blinds to look they were about to come into my gate.....the one i had spoken to earlier saw me and told his friend `through the other gate` and they went round to their gate......so hopefully the message has got across without me having to say anything.......i dont want hoodies coming in and out of my `lovingly painted gate and trapsing up my garden path`........it feels like a violation to be honest.......

thank you again everyone.......a padlock means the postman cannot get in or anybody else who may visit and i am in and out several times a day.......but should the situation continue to be a problem i will have a quiet word as you say moneys too short......

    best wishes....
  • Fingers crossed they will be reasonable. Its a positive sign that one of them at least looks as if he will abide by your message and has now told another one of them.

Still think its as well to have the "quiet word" with the guy. If you cant put up a padlock on the gate, then ask the landlord if he will put up a sign on the outside of your gate saying "Gate for no. x only - please use entrance in other road to access no. y".

    This. ^^^^^^
I was thinking about you overnight and was thinking about even a little laminated sign stuck on the gate telling people politely that your gate was for the use of your house, and number whatever is <<<.
Enough of them may take notice and it will become habit for them to go the right way.
And FWIW, I would also find it a violation of my space and would feel very uncomfortable with it.

I think short term the best thing to do is to put a sign on your gate saying which house it id for and directing people to the correct gate for the other house.

Similarly, if you have private parking (as opposed to the piece of road nearest your house) then it is not unreasonable to put a sign up there, too.

I am having a little difficulty visualising the layout - do yuou think people are coming through your gare becaue they don't realise that there is another access poitn, or is it that it is a short cut? If it's the first, then a sing on the gate should help (and perhaps having a friendly conversation with your neighbour and asking him o give his friends clear directions when iviting them round)

If it is the latter, is their anything that you could do to make it less attractive as a short-cut? Prickly plants in pots along the boundary between the gardens, perhaps.

Although you may not be able to stop people altogether, other options might be adding a sign to the gate asking people to ensure it is closed and latched, and using pot plants, or painted stones, or something else to mark the edges of the path to try to encourage people to stick to the path rather than walking over the grass (if that is an issue)
