Does anyone have any experience (as a seller/vendor of a house) of dealing with Springbok Properties? Quick sales specialists - but they did not come up with a ridiculously low price as feared but suggested a price very much in line with my own thinking. Their all-in-one fee (includes marketing and legal costs) of £5k is a bit steep but the plus side is shorter time period. Also, they say they will be able to keep the current tenant in place. I can't afford to spook the tenant by mentioning the word 'sale' and risk having the place empty (ie no rental income) for a few months.
I've found feedback on Springbok via a Google search but comments were predominantly positive - and I place much more trust in MSE chums and their experience.

You can sell the property tenanted (for example, market via estate agents to an investor or, if you really need a quick sale, sell it tenanted via auction). You can agree to sell for a discount to a cash buyer, in return for them proceeding quickly, The quick buy sector in general doesn't have a good rep (I don't know about Springbok), so it's hard to see the benefit of selling to a quick buy company - if the price allows investors to make a decent return, it should sell, and if it doesn't you have to ask why Spingbok are interested. If you do choose to go with Springbok, why get involved in paying them fees etc - if they want to buy, why can't they buy for the price they offered minus, say, £4.6k?
Springbok may say that they'll let your tenant stay, but you almost certainly won't be able to bind them or any other buyer beyond your and their contractual obligations to the tenant - so they could still choose to evict (though if getting a decent return from a good tenant I'd hope they'd not).0 -
Just a thought - does the £5K fee guarantee
a) the sale and
b) the price discussed?
Personally I would check and double check each and every promise they give you, and not believe anything they say. Only what is writen down and counter-signed as part of a contractual agreement.0 -
Please don't sign up with these people it's a con they devalue your property they value it one higher price but market it much much lower I chased them for 2 weeks contacting 3-4 a days but no one returned my call I had no faith in them as they made up name of people wanting to look at my house but no viewing were arranged in end I told them I would report them to trading standards as I didn't want to deal with such unprofessional people and then I was then sent a text message to say they would take my house off the market !!!!! To date I have spoken to no one IT A TRAP!!!!!!!!!0

why not just market the house at the low price. Wasn't there a thread on here once where someone had difficulty with their mortgage because there was a finders fee. Explain to the tenant that you are selling with them still there for their own security.0
