Home Buyer Report Comments...

Hi everyone,

I'm recently going through the process of purchasing my first property (1990s built - Essex based) and had a Home Buyer Report done, the house is a 'fixer upper' so was pleased overall with the report but there is a few comments which cause me some concern. The mention of 'Asbestos' but the report doesn't say there is asbestos just that it could contain it...

Roof Coverings: "The felt underlay may contain an element of asbestos. Most parts do not appear significantly damaged but this material can be a health hazard. Specialist advice should be obtained for carrying out any works affecting these components."

Ceilings: "The artex finish may contain an element of asbestos. Visible parts do not appear damaged, but this material can be a health hazard. Specialist advice should be obtained for carrying out any works affecting these components."

Are comments like these in all reports to cover themselves? Has anyone encountered anything like this recently? If so can anyone recommend what I could do? Whether it's sending part for testing, getting a qualified builder in or do asbestos surveys exist? Money is tight at the moment so not keen on spending money on a survey when there may be no asbestos there!

Any advice or recommendations would be much appreciated.

    Does the surveyor indicate when they thought it was built? I would think it unlikely asbestos was used as late as the 1990s

    My thoughts are that the surveyor has written this to cover his/her a**e.
    Personally, I would take with a large pinch of salt and ignore.
    As above thread has pointed out, pretty sure asbestos has not been used in the building trade for many years.
    I am a LandLord,(under review) so there!:p
  • It wasn't until 1999 that the Govt banned use of all types of asbestos, although very limited use in the building trade from about mid 1980s.

    Much, much less risk in a 1990s property than in older properties, and I wouldn't personally be concerned. It's likely to be just an a**e covering, but something to bear in mind if you ever want to sand down the artexing (not that you would want to anyway!)
