pls advise how much to offer

Greetings, I am first time buyer, seen this property but not sure how much to offer, I don't know how much this property should be and not confident on guide price from the agency as advertised.
Please check this link and advise how much its worth.

The property is well presented, agency says no repairs needed, photographs show rooms as very spacious (but as usual photographs are more attractive than reality, but in general property looks in good condition)

Please help and advise how much should I offer if I am interested.
I am new to this forum, any help would be much appreciated. Many thanks.

    - Recent sale in the area 71 Ravensworth Road, SE9 on 06 Jan 2014 £220,050
    - Terraced house
    - 2 Bedroom

    I would offer somewhere in that area of £220 to £230K..

    Has the property only come on the market last month so a low offer would stand more of chance of getting rejected.

    What is your gut saying to you on what you should offer?

    You should offer whatever you think it's worth. If you want it really badly, and you think it'll go quickly, offer however close you're prepared to get to the asking price. What makes you uncomfortable with the agent's opinion? Have you made an initial offer and gauged their reaction?

    I don't know that area of the country at all, but judging by the postcode, I'm guessing it's close to London, and will probably be quite popular, and it'll probably go for close to asking price. It's only been on the market for 12 days, too - vendors are probably not thinking about price drops yet.

    You're the buyer so you need to do the research on the local area.


    Someone piped up that 71 sold 12 months ago for £220K so offer roughly this. They did this just because it too was a 2 bed terrace.


    They don't know if it was very good d!cor order.
    They don't know if it had a decent kitchen.
    They don't know if it had a half decent bathroom.
    They don't know if it had a conservatory.
    They don't know if it had a loft room.


    OP, you need to look at that particular street and look at the houses that sold and compare them to the one you want. One place I bought I spent hours and hours listing nearby property sold values, and then looking at what they were before deciding on my offer.


    You are also looking at a house that is ready to move into without anything needing done. You're paying a premium for that. I would personally be looking at 3 beds that maybe need a kitchen/bathroom in a few years and a lick of paint. These are bargaining points.


    If my house was up for 279 and you offered 225 I would request my agent to ignore all future offers from you

    And don't forget if the property was register sold Jan 2014 it means it was probably on the market June - Sept 2013. The market hadn't really taken off at this point.
