Should I get a flood report as recommended by solicitor?

I am in the process of purchasing a house which is in a built up area a long way away from any rivers. My solicitor has written a letter to state:
'During our search ordering process, one of the search results has revealed that the property you intend to purchase could be in an area at risk of flooding. In the circumstances, and in order to follow the advice of the Law Society, we would strongly recommend you make further enquiries by instructing us to carry out a specific flood report. At the time of writing, the cost of this report is £25.20 but could be as much as £33.54'
Now it's only £25 but is it worth having given the property is in a built up area away from any water.
I've just found http://maps.environment-agency.gov.uk/wiyby/wiybyController?x=357683.0&y=355134.0&scale=1&layerGroups=default&ep=map&textonly=off&lang=_e&topic=floodmap and it is about 1km from the nearest flood zone listed on there.
