    But is it a chain? The buyer of my home has no contractual relationship with the person who is selling me their home. The fact that I want to coordinate my sale and purchase should not be either to the detriment of my buyer or the person selling to me. If, for whatever reason, I can't pull the coordination off, surely I should therefore compensate whomever is left out of pocket by my failure to complete the contract?


    Just because I'm a party to both contracts doesn't mean my buyer or seller are contractually involved with each other.


    If my buyer delays, then I'm still in a position to complete my own purchase, provided I have arranged bridging finance, just to be drawn down in the unlikely event I would need it.


    If my seller delays, I can still go ahead with my own sale, put my belongings into temporary storage, make temporary arrangements for other lodgings, and, when the seller finally settles, pay what he is owed less my expenses due to his delay.
