  • Just to update anyone who is interested in how things worked out. Unfortunately my offer of 293500 has been rejected. Minimum that the vendor will take is 315000

Are you going to go back with a higher offer?
Can you post the rightmove link so we can have a look? I'm not going to pretend it's for any practical purposes, I'm just curious :D

    Hi,

I am going to place an offer on a house in the morning

Asking price is 350K, been on market for just over 2 months with few viewings and no offers.

I have looked on Zoopla and an almost identical house two doors down sold for £259K just 2 months ago and another similar one on the road sold for £267K in March 2014.

    (...)

I think this is a fair price but it is £66,500 off asking price! Am I being ridiculous? Or is this reasonable in peoples opinion?

    Thanks in advance

Don't assume you are the one with the offer to be ashamed of. Maybe it is one of those sellers that thing they sit on a goldmine and are completely unrealistic about what they could get (sometime helped by Estate Agents pushing for high price to get then house in their book). Best benchmark are nearby sold houses, as you mentioned in your post, it seems that you re not getting a fair price at 350k.

Only requires one viewer to buy.

It s a sign of low interest for this particular property due to its likely overvaluation. If there is a chump to pay the inflated price good for the vendor, but our fellow MSE member probably comes here to avoid being the pigeon. Just the large reduction from 350k to 315k should be enough to point out irrealistic sellers slowly coming back to earth.
  • But other houses nearby have also sold for £380K and £560K (both in 2013), according to right move?

I can see why you want it. It's lovely, well, the garden would be calling me! Is the £335k a reduced price now?
Father Ted: Now concentrate this time, Dougal. These
(he points to some plastic cows on the table) are very small; those (pointing at some cows out of the window) are far away...
    :D:D:D
  • Hi Rosie, yes reduced to 335 today after my offer was rejected
