Integrated Garage Conversion

Hello,

I'm wondering if anyone can offer any advice- I live In a 5 year old house build by Bryant- now Taylor Wimpey.

I have an integrated garage which I've had some quotes for to be converted into a lounge area. I rang my council to see if they needed to know about my intentions and they said about building regs to be done at a cost of about £240.

The lady at the council then asked for my address and said that the builder has withdrawn all planning permission for my estate and I would have to go through planning.

I said a neighbour has had a similar job done and she said they may not have gone through planning??! As this is an area I know nothing about I was struggling to get to grips with the basics so didn't question this.

The garage is already double skinned, all I need is a door from hallway to garage and the garage door replacing with a wall and window.

What I'm wanting to know-
Will I have to ask for permission from my builder?
Do I have to get planning given that there will be no change to shape? If so what is needed?

    Also the house is leasehold does this affect anything?

    It is likely that you have had your permitted development rights removed and that your garage is counted as a parking space.

    Therefore, you'll need planning permission. You'll have to demonstrate that you can provide enough parking to meet planning guidelines without the garage.

    Your lease will probably stipulate that you need to seek permission from the leaseholder as well. Knowing the likes of Wimpey, they'll probably slap a fat fee on that. Check your entry in the title register. Your solicitor should have sent you a copy of it a few months after purchase.

    Doozergirl- that's exactly what they said! Luckily I have got a drive extension already which meets the requirements given to me by that council.

    To go through planning will I need plans?
