Sellers obligations between exchange and completion?

So after reading the thread about the burglary that happened between exchange and completion, I was just wondering what the responsibility is of the seller during this time? Of course I know that most people wouldn't deliberately trash their house, or leave it vulnerable to burglars, before they leave it, but are they any specific obligations they have to ensure the safety of the house? Thanks.

They are contractually obliged to hand over the property at Completion in the same condition it was in at Exchange of Contracts.

Thank you. I guess if they don't, you would have to go down the court route?

... which seems strangely at odds with the buyers responsibility to insure from the date of exchange.

    Yes I agree.

And it used to be the seller's responsibility to insure till the Law Society Standard Conditions of Sale were changed

I'm guessing it is to do with which arty has greatest incentive to protect the property. If it burns down, it is the buyer who will be homeless so has greatest incentive to insure, claim, get it re-built.....
