Mortgage credit search

As i am (im)patiently waiting for some news re a mortgage application i have been checking my experian credit file everyday to see if i can see the relevant hard search. I see what i assume is the soft search "Identification: Generic Check" which appeared on the same day. But my question is what does a hard search look like or even will i see its footprint on my file at all?

    Which CRA will the lender use?

    If not Experian, it may not appear on the day it is done. An ID check is simply that. It is checking your identity and voter's roll visibility.

    A hard search will say "First Mortgage" where a soft search will say "Quotation Search" or similar.

    Thanks Kingstreet. Thats interesting, and also very useful. It is Experian. I have a broker, who i do trust. There is one hard search but the mortgage provider apparently refused our application outright.

    I know that there are many people out there waiting to hear about their "dream home", and i wish them all the luck in the world, but were not actually waiting for our dream home per se. Were buying a bigger house but a do-er upper, and very much believe that everything happens for a reason. I am however exceptionally analytical, and have full access to my credit file, so it leads to more questions than answers. Its a dark art this home buying business!!!

    If it helps, we made a full mortgage application on 16 December. Our valuation survey has been done and we've been told we should expect our offer at the beginning of next week - but no searches at all are showing up on Experian, and there's no way we've got this far without them doing them :)

    Hi Twiglet. How exciting! Were in Scotland so there wont be a survey. Do you, or did you, watch for that search? The company were apparently going with (trusting agent) has done a soft search.

    So at this rate you should be in within a week or so aye? I believe the plan is for us to be completed by the end of Jan.

    At the moment i feel like saying "oh well if they say no, lets go on another holiday" but as an accountant i must remind myself that renting is a bit of a loss really. :)

    It's a new build and there does seem to be a conveyancing issue with the title so we've got 'no estimate' for exchange yet :( But our landlord is selling our rented flat so we need to be out by Feb. we're in London so renting is like a cattle market - really stressful.

    I've been checking regularly for a search because, like you, I'm on tenterhooks and can't help myself! Definitely still nothing there, but we get regular updates from our broker so we know it's progressing. Hope you get news soon :)
