Buying a property on chain

    Exactly. If you categorically don't want a chain, only view properties that are advertised as chain-free. It's rare and a selling point, so agents will always mention it.

    Even so, check the seller's situation. Some people decide they'll rent, advertise the house as chain-free, then change their mind when they spot something for sale and decide to tie up the sale and purchase after all.

    A lot of vendors won't view houses until they have an offer on theirs, as they won't be taken seriously otherwise. However, an on-the-ball seller will have been keeping an eye on Rightmove and have some idea of what they want to view so they're ready to go.

    Exactly what happened to us.

    They used 'willing to move in with local family' as a carrot, then changed their minds. We weren't informed and found out by accident!

    Luckily they were buying chain-free so in the end it didn't delay anything.

    You wait until a house that you like at least as much comes up for sale, that has a more organised/motivated seller. :)
