Well from the tax side of things. U can claim£4k tax free. With a lodger you can then easily evict, and that's that.
With a tenant it's more complicated: top of my head-
Gas safety cert
Epc
Deposit protection
Consent to let
Eviction via s21 ( or s8) and court and bailiffs.
Ll insurance
Answer:
Will it be seperate front door?
Will it be seperate address (eg 22b A Street)
Will it be seperate gas and electric meters
Will it be seperate telephone line?0 -

I see no evidence that a GSC is required for a lodger, but obviously the gas supply must be safe.
