How much money have you lost during the buying/selling process

I was lucky first time round, was a FTB and everything went swimmingly.

This time, I have so far potentially lost a survey fee of £300 as I have just lost my buyers so the house I am buying has gone back on the market.
I have also lost £300 in work the conveyancers have done so far.
Bye Bye £600 and hello waiting for new buyers and for a new property to come along to buy (unless I can get new buyers before the one I want to buy sells)

Fortunately my broker fee does not increase if I have to reapply for another house so that is something...

My worst (only?) loss was £700 in legal and search fees after I walked away after 4-5 months because despite the property (a part-ex by then owned by a big developer) being empty, no-one in the (big corporate) could be R-sed to answer standard enquiries, they misled us over pending freeholder charges and refused to concede there was a problem, repair or reduce the price when a pipe burst and a ceiling collapsed!

But hey- glass half full- over the 40 years I've been buying and selling (albeit never owning more that 3 properties at a time) I've 'found' more than I've 'lost'. Got out just about level, without 'loss' on a place we bought at the peak in 2007 and sold in the doldrums in 2011-12, but arguably 'found' about one million due to simple house price inflation since buying my first wreck in a dodgy inner city area in 1975...

£2k for me. Solicitors and full buildings survey fees.

All because on exchange day the old dear I was buying from decided not to move.

a few hundred 20 years ago when buyer couldnt exchange as no deposit saved up!

Over 30 years though, it's insignificant although it's frustrating at the time.

    Good luck!

Over £1000 (survey, mortgage and legal fees) when we realised that the people we were trying to buy from were lying about the fact that they'd had an offer accepted and had to pull out and find another house.

Could really do with that money now, the **** They only live round the corner too (I doubt they've managed to move yet).

A few hundred here too a few years back when we discovered the day before exchange that our vendor had another buyer lined up that managed to exchange before us......we were more disappointed at losing our dream home than the money tbh.

Otoh, we've *lost* money on selling a house bought too highly, that has then decreased in value over our term of ownership (to the tune of around £60k) but by the same token *gained* a few hundred thousand when selling a house bought, then sold at the right time ;)

Swings and roundabouts and all part of life's rich tapestry :o

Oh no Loopy. I'm sad that your fears have been realised. You were right about your buyers. I really, really hope you find a new buyer soon so you don't lose the house you were planning to buy.

Thanks Rosie, it does show that our gut feelings are quite often right.

I do have another interested party for my house, who I am just waiting on them to see the mortgage broker to see if they can get an AIP. So there is some light but the vendors of the one we want to buy need a quick sale so if a cash buyer came along, they would go with them.

Gutted to lose the money more than the house though, so maybe that says something about it not being our dream home!
