Premium for end terrace over mid?

In an ideal world, both houses being identical, same state of repair, etc

how much more is the end terrace to the mid terrace?
Who made hogs and dogs and frogs?

    depends on the buyer.

    some people will buy end terraces but not mid's because noise, parking and garden space issues, others will pay a premium. it does widen the market but it is very specific to the house and buyers it attracts.

    I did a quick search on rightmove - found some new builds in London.
    Mid terrace were going for £315-317.5k, end terrace was £320.

    So on that one off basis it doesn't seem significant. Which surprised me.

    All these houses are identical apart from position in the terrace:

    I would always prefer a mid terrace. More security as no one can jump over your fence easily, warmer with heat from both sides reducing your heating bills, and no tagging or graffiti to clean up.

    I would always prefer a mid terrace. More security as no one can jump over your fence easily, warmer with heat from both sides reducing your heating bills, and no tagging or graffiti to clean up.

    And on the downsides more noise from the neighbours, trekking your rubbish from the garden thru the hall to the front (esp garden rubbish) and usually a very narrow garden :(

    In the good old days I reckon the pluses above would outweigh the negatives (people were more considerate, you'd know your neighbours in your row pretty well like a community). These days I think the negatives have it and I wouldnt want to own a terrace now.

    I live in an end terrace,I would'nt have bought the house if it was mid terrace.Before we lived in an end of the road,corner semi so I think the problems of living in either would be the same.Luckily we have had problems in neither.
    The reason I bought end terrace is because I have extra windows on the gable wall in both dining and bedrooms,this gives so much more light into the house.I found that identical mid terraced houses we looked at were quite gloomy and the extra light I have is a necessity to me.

    A end terrace is effectively a semi, so if semis are worth more, wouldn't end terraces be?

  • We used to sell identical brand new 3 bed houses.

    Terraced £1,800; End terraced £1,850 . Mind you that was back in 1958. I wish I'd bought a few ! ;)

    I have a terraced now, although it is called a link terraced, as we have a narrow alleyway which me and my neighbour share to get to the gardens. The houses are joined at first floor.

    My last house was a end terrace and we were first to get burgled and kids would constantly kick a ball up against our wall. I still think I would prefer an end terrace as the end terrace in our row have doors leading out to teh side from the kitchen, they have those extra windows and their drive is bigger. So I guess the houses aren't identical really, are they? I'll keep quiet now.

    In an ideal world and maybe when I'm older (26 at mo), I'll have a detached house in the middle of a field somewhere!
