Party wall question

Not posted on the forum before so please bear with me.


Can someone please give me some advice.


We live in a terrace house on a hill and all the houses at staggered levels all the way down the hill.


We are considering a loft conversion and will need a ridge beam inserted to support the top of the roof, on one side the beam will enter a party wall and they are ok about it, the other side down the hill will enter a part of he wall that is actually our wall, as we are on the hill it enters above the adjoining house and the exterior on that wall is our outside wall, the question here is that this wall obviously sits on top of the party wall that finishes where next doors roof ends, do I need send them a party wall notice or not. Last time I did notify them following an extension in our garden, they appointed a rogue party wall surveyor and we were ripped off for a couple of thousand pounds

    If your going to add a load bearing beam which will add further load onto the party wall and it's foundations, that sounds like something that falls under the party wall act.

    Maybe talk to the neighbours before you put in your planning application and try and convince them to either instruct a legit PW surveyor or look at your evidence that shows the wall and it's foundations can cope with the additional load.
  • Thanks phoenix_w for the advice, the neighbours are unfortunately not the approachable type, looks like we may need to look at other avenues, although I have not idea what they may be

    If you appoint a party wall surveyor yourself and have them approach the neighbours I wonder if that would help? With any luck you'd be paying less than if they appoint a rogue surveyor themselves.

    thanks for your comment, I doubt that would help though, they will go with whoever they want and we won't have any say in that, we have highlighted to them already what is already posted all over the internet about this rogue but still not sure what they would do if and when we send them notice.
