Questions before second viewing next week?

Hi all,

We have booked a second viewing of a house we like for next Monday - planning to get my uncle who is a chartered surveyor to come with us to have a look too just to see if anything stands out.

We learnt last night through the land registry website that it is a leasehold house, which is disappointing but seems to be an equal amount of freehold/leasehold houses in the area so can't really limit our search by that much I guess.

Before second viewing, am I able to ask the estate agent the following questions by email to get some answers. Some of these were asked to the lady who showed us around the first time but she didn't know and referred us to the main office:-

The house is currently unoccupied and no chain.

Questions I have so far are...

What is the vendors reason for selling as I believe it is currently unoccupied?
Have there been any previous offers?
How old is the double glazing?
How old is the central heating boiler and when it was last serviced?
Does the property have a damp proof course? When was it done? (Rising damp is a bit of a problem is this area)
When was the house last rewired?
Is the house leasehold or freehold? If it is leasehold, can you confirm the length of the lease, the annual amount of ground rent and any restrictive covenants that apply?

    The estate agents are unlikely to know the answer to most of your questions. The exceptions are probably

    What is the vendors reason for selling as I believe it is currently unoccupied? - they may know this and may or may not tell you the real reason.
    Have there been any previous offers? any answer to this will be worded to suit their own aims
    Is the house leasehold or freehold? they should know this

    Oh. I see.

    WRT to the leasehold, surely they'll be able to tell me how long it is and if there are any restrictions?

    There's no reason why you shouldn't email the office and ask them to find the answers out prior to your second viewing. That gives them a chance to ask the seller, who should know the answers, and report back to you either on Monday or beforehand. They are reasonable questions from a serious buyer IMO
