The fact that you are married may well have an impact on the application. By default you have a financial association with your partner. The deposit will be an issue as plainly comes from joint resources. Which will give your partner a financial interest in the property. Something that the lender may not be willing to accept.0 -

I am FURIOUS!!! So how the hell did I pass the AIP in the first place with Barclays?
Barclays will use Experian and Call Credit for their references.
I would suggest that in this case the problems were only on the Call Credit file which was pick up at full application stage whereas only Experian was searched at AIP stage.
Barclays like any credit issues on the file to be minor and over 3 years old - not the case here based on the file.
O2, if they have made an error should put your credit file right.
This borrowing should now be handled by a good mortgage broker.
(It is worth noting that some lenders now have a policy is ignoring credit issues stirred up by Telecoms companies. This is fair because, as shown here, it is often poor administration at the root rather than refusal or inability to pay)I am a Mortgage Broker
You should note that this site doesn't check my status as a Mortgage Broker, so you need to take my word for it. This signature is here as I follow MSE's Mortgage Adviser Code of Conduct. Thanks for that amnblog.
After hounding O2 persistently today they have removed the offending default from my credit file. I still had to pay it mind you but still have no clue how I owed money on an instantly closed account or so I thought. I will be disputing this with them but the priority was to get it off my credit files.
They said it would take up to 48 to register on the files. I have sent all my correspondence with O2 to the bank. They said if I have it in writing from them that it was an error then my mortgage advisor can put a case to the underwriter so fingers crossed.
If they still say no after this is a broker still an option now that the defaults have been deleted?
There was also a late payment last year to a store card which I am not sure how happened as I pay by direct debit and two missed payments to a credit card I settled back in 2012. I asked to settle the account assumed it was paid off in full then 2 months later they stated I owed them interest. After an argument they agreed to write off the interest charges and not affect my credit file but they clearly did!!
More pressing to have the default fixed first but will this cause problems? Have already discussed it with mortgage broker.
Honestly the Experian report I had was rubbish! Told me I was perfect and then thru Noddle I find out these minor issues which came as a total shock.
So relieved O2 have been so accommodating so quickly. Just hope everything works out.0 -
I think you're still missing the point about Experian. They can't report on something lenders haven't told them about!0
-
I would personally also dispute the default on Noddle as well. It may take a while for o2 to get it reflected in your report whereas Noddle can get it removed far quicker0
-
Well done on getting it removed but I would keep a very close eye on them acually doing it, I had to chase them several times and I think it was actually a few months before it actually came off.0
-
I would also get something from the relevant credit file company to state that the error was removed.
I had this happen once with Virgin/NTL isp showing a incorrect debt with Equifax. Was a fiasco and appeared 4 years later than 'incurred'! Further, they or Virgin then suddenly passed it on to Experian and I harrassed all of them until it was gone as noone would accept responsibility. Then I made them all write me and checked the files again.
Well done you/O2 for speedy solution, but keep snapping at their heels! Credit ref agencies will not take it off until lender tells them to, lender drags feet...says one thing does nothing and round and round you go.0 -
Thanks guys!
Don't worry I have already been on to Noddle sending them the correspondence from O2 about the removal of the default.
I think I got lucky with O2 as the guy I was dealing with was really sympathetic to my situation and came back to me really quickly and dealt with it immediately. I was most grateful for that.
I am going to contact Experian and Equifax also and pass on the same correspondence from O2 in order to confirm it is definitely off my credit file.
Like you I am still a little bit sceptical that it has been removed and am a little reluctant to have another credit check run just in case it's still lingering on one of the CFAs.
Thing is I haven't got an awful lot of time on my hands as don't want the estate agent chasing then having to explain my predicament as they may get a bit tetchy and think I am not committed to the sale when I so am. I really don't want to lose this house. But I guess I will just have to see if it all works out.
If the underwriter accepts the communication from O2 then all well and good, but I'm not holding my breath and clearly I want as less footprints on my credit file as possible.
Fingers crossed!!0 -
Did you get O2 guys name? Do you remember number/options you used to reach him?
If so, hang on to them and pass them on to all CFAs involved. Try to send things electronically and then follow up with hard copies in the post, if necessary.
Send everything requested with proof of posting FAO whoever you have been dealing with (costs under £ 80p -£2 for service) and contact them 1-2 days later. Ask everyone to email their replies for speed - which could still be a looooooooong time:D
Repeat, repeat....then get confirmation letters. Let them email and then ask for the hard copy (otherwise they will throw it on a things to do pile for bonfire night).
In the meantime let lender know its delayed by admin and will be confirmed on CFA asap.0
