3.19% 5 year deal for 75% ltv? Good deal?

Just about to switch deals but trying to work out if this is a good deal or not? 3.19% for 5 yrs, costing £995 fee on a 75% ltv.

Our fixed rate ends soon. Is this a good deal please?

    I have had a look but the deals for switching deals are not that great. I am weighing up remortgaging and the hassle in this compared to just switching deals

    My point was that a comparison website would tell you whether it was a good deal or not.

    I think I saw this one today with my bank. If so, I think there is a fee free one costing £15pcm, so £95 less than the fee and more if you intend to add it to the mortgage and pay interest on it.

    That was my take on it, but I am learning as I go and from the great advice on here to familiarise myself more with all of this.

    So my broker doesn't want to do this :wall:

    Balance £178k. Fee free option is 3.48% for 5 years
    Is this a better deal?

    Would you switch lender? This is an santander example for existing customers. The new customers probably get a better deal for switching but don't know and really don't want to see (I always end up on a fixed deal at the wrong times..)

    Like for like 75% ltv 5yr fixed 2.89 £995 free val 5% ERC or
    Fee Free 70% ltv 5yr fixed 3.19 £0 free val 5% ERC

    Just had a look (couldn't help it)

    The 75%LTV 5yr fixed is the same rate 2.89 £995 etc+ free legals, ERC same + you repay the legals.
    or
    80 %LTV @ 3.44 otherwise same as above.

    Plenty of deals for 5 years fixed with lower rates including one with no product fee.
